History
Kenneth Gilkes is a licensed Real Estate Broker and has been working in the property management arena since 1993.
He was first exposed to Property Management working for a company as an administrative manager providing support to Community Association Managers.
After establishing a complete command of the administrative manager functions, Kenneth became licensed and assumed the role of property manager. This allowed him to acquire a complete understanding of the expectations of Associations and what it would take to properly manage their communities.
As property manager his critical areas of responsibilities included; preparing the annual budget, supervision of vendors, processing assessment payments, preparing the monthly Board package, inspecting properties to detect and cause violations to be remedied, and coordinating and monitoring Architectural and Financial controls.
Next, Kenneth completed the full spectrum of property management by assuming the title and role of Collections Coordinator whereby he was responsible for monitoring and collecting delinquent dues for over 100 communities.
Through his experiences and continued education Kenneth has acquired an extensive knowledge base from working with Developers, Board Members, Law Firms and Vendors throughout the Metropolitan area of Atlanta.
After spending five years in the property management business as an employee, Kenneth formed American Dream Keepers, along with his colleague, Alfanette Garvin, in 1998 with the intent and purpose of providing Condo and HOA communities with a consistent and high level of service that exceeds their expectations.
